Why crawl spaces matter
Many older homes in our area sit on raised foundations with a crawl space underneath. Air from the crawl space moves up into the house through gaps around pipes, ducts and floor openings, so moisture and growth below the floor can affect odors and air quality in the rooms above. Crawl spaces are also where plumbing leaks go unnoticed the longest.
What we look at
- Standing water, damp soil and signs of past flooding.
- Plumbing supply and drain lines, including slow drips at joints.
- Subfloor, joists and sill plates for staining, growth and elevated moisture.
- Foundation vents that are blocked or missing.
- Ducts and HVAC equipment that run through the crawl space.
How we test
We measure moisture in the framing and subfloor and collect air or surface samples when they will answer a specific question. An indoor air sample compared with an outdoor sample can show whether conditions under the house are affecting the rooms above.
Access and safety
We enter crawl spaces when they can be entered safely. If one cannot, we inspect from the access opening and explain what that means for the results.
What happens next
You receive a written report with the laboratory data and an explanation of what it means. We do not perform remediation or repairs, so our recommendations are not tied to a sales pitch.
